Wellington: Plans for 315 new homes in Somerset village

Hundreds of new homes are being proposed for a small Somerset village just off the M5.

Three hundred and fifteen new homes could be built in Rockwell Green, near Wellington, between Exeter Road and the railway line.

Gladman Developments has put forward the plans, which would be directly opposite the Monument View development that is currently being built.

Somerset Council is expected to make a decision by spring 2024.

The homes will be accessed from a new junction near the entrance to Monument View, with the new homes wrapping around the Pitt Farm Park Homes site to the east.

A new convenience store to serve the new homes will be provided near Exeter Road, with existing footpaths running through the site to provide a link to other village services via the Dobree Park estate.

A spokesperson for FPCR, who represents the developer, said: "We wish to create a distinctive and high-quality place, which respects and enhances the character and assets of Rockwell Green while ensuring connectivity with the existing community.

"A mix of housing types are proposed, including rented and shared accommodation."

Following the Dutch N court ruling, any new housing development within the Somerset Levels and Moors catchment area must provide significant mitigation to prevent any net increase in phosphates.

To offset the impact of the new homes, a new waste water treatment plant will be constructed at the north-western corner of the site near the railway line.

The council is expected to make a decision on Gladman's proposals in early 2024. Given the size and scale of the proposals, the decision is likely to be taken in public by its planning committee west, which handles major applications within the former Somerset West and Taunton area.
