Plan for 400 homes in first phase of development
A plan has been submitted to build almost 400 new homes in a Nottinghamshire village.
Developer Avant Homes submitted a proposal to build 397 homes on a 220-acre site in Pleasley, which sits between Mansfield and Chesterfield in Derbyshire.
The scheme is part of a wider plan for an 850-home development, which would also include a new care home and other local amenities including shops.
Avant Homes would aim to start work on the site in January 2026 if planning permission is granted by Mansfield District Council, with the first residents due to move in by September 2026.
The council granted outline planning permission for the wider development in principle in 2023, but would need to approve more detailed plans before any work could start on the site.
Avant Homes said the development at Pleasley Hill Farm would be called Stanton Place and include a mix of two, three and four-bedroom homes.
Avant Homes said 40 of the 397 homes in the first phase of the development would be classed as "affordable housing".
A council spokesperson said: "This application is for the approval of Reserved Matters, including the layout, scale, appearance of the 397 houses and any landscaping associated with this phase of the Pleasley Hill Farm development.
"The council, as local planning authority, has a statutory obligation to determine major planning applications within 13-weeks, unless a mutual extension of time is agreed between the relevant parties, which is not uncommon."
Matt Barker, director in charge at Avant Homes Central, said the firm was pleased to have submitted the plan and "look forward" to the authority considering it.
