Concern plans for 14 new homes will impact AONB

Councillors are due to decide if plans for a housing development in an area of outstanding natural beauty (AONB) can go ahead.

A plan to build 14 new homes on land in St Dominick in Cornwall will go before St Dominic Parish Council on 28 October.

The hybrid application includes a mixture of affordable and open market properties.

Some residents have raised objections on the council’s planning portal, stating concerns about a loss of land in the Tamar Valley AONB.

The Local Democracy Reporting Service (LDRS) said residents also raised concerns around the "overlooking of neighbouring bungalows" and safety on the neighbouring road which is on the route to National Trust property Cotehele.

Outline planning permission was previously granted for 14 dwellings on the site in 2019, which has since lapsed.

The proposal provided a policy compliant level of affordable housing at 35%, the LDRS said.

The council acknowledged, however, it was less than the 50% affordable housing proposed and approved previously.

Councillors refused to discuss the application at a meeting in March “as there remain so many inconsistencies that it is impossible to make further informed comment”.
